Adopt Me Houses — Prices, House Ideas and How to Trade a House

Updated

The cheapest Adopt Me house is the Tiny Home at 240 Bucks; the priciest one for Bucks is the Monster Mansion at 13,000. You can trade a house through your mailbox or the Trading Hub, but only for pets and items — house-for-house trades aren't possible.

A cutaway dollhouse with a pet room, a gamer room, a spooky pumpkin room and a flower fairy bedroom

You can't drop a house into the trade window like a pet. It gets listed out on the street, and the buyer walks through it first — so how you decorate pays off twice: while you live in it, and the day you trade it.

How to trade a house in Adopt Me

  1. Go to your mailbox and choose "list for trade". A for-trade sign appears in front of the house.
  2. The buyer clicks the sign and tours the house — furniture, expansions, every room.
  3. After the tour they send you a trade request from inside, and a normal trade window opens.

Rules worth knowing:

  • No house-for-house trades. The other side can only offer pets and items from their inventory.
  • All furniture goes with the house. Selling furniture from a house you traded for gives you no Bucks.
  • You need more than one house to list one.
  • Since August 7, 2026, the Trading Hub has a house area, so players from every server can see your listing.

A Bucks house can also just be sold back for 40% of its price, furniture included. You can't sell your only house.

We wouldn't let a fully decorated house go for the price of an empty one. The buyer gets every piece of furniture; if you didn't count it in the offer, you just gave it away.

The building scam

The Build With Friends stand is free: you add a friend as a builder and give them a budget from your own Bucks, and they can spend all of it. The scam flips this around — someone invites you to "build their dream house", asks you to put Bucks into the budget, then removes you from the stand and keeps it. Never fund someone else's build.

How to make your house look good

A good-looking house isn't the same as an expensive one. What we'd do first:

  • One theme per room. Each furniture set is already matched in color and style; mixing three sets in one room is where the mess starts.
  • Lighting. Lamps in the Lights set start at 5 Bucks and change a room more than any couch.
  • Plants. Hanging Ivy at 12 to 32, the Peace Lilly at 40 — they fill blank walls and corners.
  • No empty corners. A side table, a plant or a lamp makes a room look lived in.

The limit is 4,000 items per house. If you hit it, Star Rewards sell +500 for one house at 5 Stars, up to 8,000 total. Furniture moves between houses through storage, so nothing is lost when you switch.

Signs count too: the Hollywood House billboard text is editable and the Shop House logo can be changed. Nice lettering for house names and party invites comes from font generator, and music for guests is covered in Adopt Me Music Codes in 2026 — Why Song IDs Don't Work.

Small house: decorating and expanding

The Tiny Home has three rooms — living area, bathroom and bedroom. You can't host parties in it or in the Family Home; the cheapest party house is the Pizza Place at 500 Bucks. To grow without moving, pick an Expandable home: the Friendly Home (675) and Hillside Mansion (1,500) go from one floor to two.

And one small thing: vehicles can't enter houses, except the Sandbox Island, Mountain House and Racetrack House.
